As we move through the summer months, I wanted to take another moment to provide an update on several ongoing and upcoming projects that are designed to enhance our facilities, improve our infrastructure, and maintain the high standards our residents expect and enjoy.
Roadwork
Sunland Asphalt has been busy throughout the community. We have completed much of our seal coat work, and the remaining work should be finished by the end of the month. We still have several units, main roads, and a section of the Tuscany Falls parking lot to complete in the upcoming weeks.
Additional major projects are scheduled to include mill and pave sections in several units, a micro seal project in Unit 17, and an expansion of cart parking and additional sidewalk at the Bocce courts.
Targeted emails will be sent to the affected units approximately two weeks before the project start dates and Sunland Asphalt is also placing notices and maps at affected homes about a week in advance of the work. All work should be finalized in early August.
Palm Tree Trimming
Palm tree trimming has been ongoing since June, and the unit work should be completed by the end of next week. The final portion of the project is trimming the palm trees at Eagle’s Nest golf course during their closure and, finally, Tuscany Falls West golf course during their closure. This should also be complete in early August.
Golf Course Aerification
Aerification and summer projects have been going on at all golf courses. Tuscany Falls East reopened on July 13, and Eagle’s Nest is closed from July 13 through Aug. 2 for their aerification project. Tuscany Falls West will be the last course closed from Aug. 3 through Aug. 24. Along with aerification, drainage projects and other needed maintenance will be completed.
Dog Park Turf Improvement
The dog park was closed since mid-June, and sod was installed in the large-dog section. The small-dog section was allowed to recover during this closure. The grass is coming along nicely, and it was mowed and cleaned up for opening on July 20.
Fitness Center Refresh
The Eagle’s Nest Fitness Center closed on July 1 for its refresh project and is coming along well. New floors are installed, and painting is complete. We are currently working on installing new lighting, ceiling fans, and a new check-in counter. Currently, the project is on schedule with an expected opening date of Aug. 1.
The Tuscany Falls Fitness Center will undergo its refresh project starting on Aug. 1, and will be closed for two months. We are redoing flooring in the cardio and weight rooms as well as painting the interior of the building to include the indoor pool. Most of the equipment in the weight room will be replaced along with some of the equipment in the cardio room. Studio 3 has been completed with the addition of TRX systems and other new equipment. During the Tuscany Falls Fitness Center closure, we will extend hours at the Eagle’s Nest Fitness Center from 6 a.m. until 7 p.m., Monday through Friday. Saturday and Sunday will be open 6 a.m. to noon. We are reaching out to Goodyear Recreation, Life Time Fitness, and the YMCA to see if they would be willing to offer access while we are closed. Pools
We will be closing the Tuscany Falls Indoor Pool in conjunction with the Tuscany Falls Fitness refresh to drain the pool, repair and paint the interior walls and ceiling, clean the tile, and refill the pool with fresh water. We are not sure of the duration of this project, but will open as soon as it’s completed. We have completed touch–up paint of cool decks at all the pools. The Eagle’s Nest pool is scheduled to close July 15-21 and will reopen on the 22nd, for the installation of a new pergola on a section of the east/north side of the pool. This will replace the two shade structures that are currently there and will be like the project done at the Tuscany Falls Kiddie Pool last year.
Sports Courts/Softball Field
New expanded asphalt has been installed at the softball field to create additional parking. We are currently replacing the roof on the softball building and will be replacing screens and fences that have been damaged. We will be scheduling the replacement of windscreens and nets at the tennis courts for later this summer.
Miscellaneous
New shade structures were installed at the Westwind Tavern on the north side of the patio. They have already been well received. New shades are scheduled for installation in the Palermo room at Tuscany Falls clubhouse, Creative Arts Center, and Eagle’s Nest restaurant.
At the Creative Arts Center, we will be closing from Aug. 10 through Aug. 30 for annual floor maintenance. Four new accessible parking spaces were installed in front of the Creative Arts Center as part of our roadwork this summer. Two smaller upcoming projects include replacing the artificial turf at the Activities Building and converting a drainage retention area in the Eagle’s Nest parking lot from turf to granite.
As these projects move forward, we understand the impact they may have on daily activities, and we appreciate the understanding and support shown along the way. Each improvement is made with the goal of enhancing the community and preserving the amenities.
