As part of our Operations team’s ongoing commitment to maintaining and enhancing our amenities, several projects are scheduled throughout 2026. All of the projects are accounted for either in our annual budget or Long Range Plan. Many of these projects involve the replacement of existing assets that have reached the end of their useful life and will be funded through the reserve fund. Other projects represent capital improvements designed to enhance comfort, accessibility, and the overall resident experience that were approved in the 2026 budget.

These projects ensure that PebbleCreek’s infrastructure and amenities remain in excellent condition for residents and guests.

Planned projects include:

Roadwork

We will be doing several different types of road repairs this summer with Sunland Asphalt, to include patch repair, slurry seal, sealcoat, road replacement, and crack seal. Work will be done on both sides of the property and are expected to begin in May. Once schedules are set, we will communicate through the HOA website, PebbleNews, and in some cases, direct email and door signs to inform residents.

Fitness Centers

Both fitness centers will see replacement of flooring and new paint. The Tuscany Falls Fitness Center will also be replacing a portion of the fitness equipment. This is a major project that will require staggered closures of the fitness centers. Tentatively, we have scheduled to shut down the Eagle’s Nest Fitness Center from July 1 through July 30 for flooring and lighting replacement, as well as interior painting. The Tuscany Falls Fitness Center will be closed from Aug.1 through Sept. 30. We will be replacing flooring in both the cardio and weight rooms and painting the interior of the entire building. Select cardio and weight equipment will also be replaced as they are past their useful life. Both projects will be a welcome improvement/upgrade for our fitness operations.

Tennis Courts

The lighting at Tuscany Falls tennis courts has just been replaced with new LED lighting. Additional replacements coming this summer include new windscreens, benches, and awnings at all tennis courts.

Eagle’s Nest Restaurant

At the Eagle’s Nest Restaurant patio, a portion of the existing furniture will be replaced and seating areas will be arranged to maintain a comfortable and welcoming outdoor environment. We are also looking at adding a misting system to a portion of the patio.

Capital Improvement Projects

In addition to replacement work, several capital improvement projects are scheduled for 2026.

At the Creative Arts Center, automatic entrance doors, similar to those at our clubhouses, will be installed along with new flooring at the entrance area. This will improve accessibility and provide a refreshed look.

Shade structures will be installed at the Westwind Tavern patio to improve comfort for residents dining both indoors and out.

At the Eagle’s Nest pool, a new pergola shade structure will be constructed to replace the existing cabana shade structures, providing more shade and a more durable long-term solution.

While many additional maintenance and improvement projects may occur throughout the year as need arises, these represent some of the most significant projects currently planned for 2026. The goal of these efforts is to maintain the high standards residents expect while continuing to invest in the long-term quality and enjoyment for living your best life here at PebbleCreek. Updates will be provided as projects are scheduled and progress throughout the year.
