As I look back over the last year, 2023 had our operations team very busy with a lot going on throughout the year. I would like to share an update on where we are with many of these projects and what we have planned for 2024.
One of the early projects completed in 2023 was the replacement and upgrade of the camera system at our gates. The system is working well and the cameras have been able to identify accidents and incidents that have occurred at our gates.
One of the major projects completed in 2023 was the Tuscany Falls West golf course grass renovation. While the grow-in took longer than expected due to the extreme summer heat in July, it opened for play in November and is being received well.
Another major project started in 2023, and one that is very close to completion, is street light replacement throughout the entire community. More than 1,000 new LED lights were installed and smart nodes were placed on 1,250 lights so that we can monitor and control the lighting system. We still have a few lights that have some underground power issues that have been turned over to APS and are still working with the software vendor to make sure the nodes and lighting system is functioning as expected. We are very close and looking forward to seeing electrical savings and less down time with the lights during 2024.
The Toscana’s restaurant renovation started in September of 2023 and is progressing nicely. Demolition is completed and structural work has begun. New footings and trenching of the floor for electrical and plumbing work is almost complete and the walls will be coming up shortly. New roofing will also start this week.
Other large projects completed last year include major roadwork in several units, painting of common walls at Tuscany Falls, cool deck replacement and repairs at both Eagle’s Nest and Oasis pools, large tree trimming projects, and a myriad of necessary smaller projects to keep our operations going.
And finally for 2023, not an HOA project, but one that required our attention was the CenturyLink fiber upgrade throughout the community. We are very happy that this work is completed. They finished the last portion of road repairs at Eagle’s Nest right before Christmas.
In 2024, we are looking forward to the completion of the restaurant renovation and the subsequent grand opening of the new Tavern at PebbleCreek Restaurant. We also are eager for the opening of the new pickleball courts being constructed by Robson Communities in the northwest corner of PebbleCreek.
2024 will also include several planned projects, some of which are the painting of interior common walls at Eagle’s Nest, cool deck replacement at the Tuscany Falls outdoor pool, the addition of cameras at the Eagle’s Nest clubhouse, roadwork in Unit 23, ongoing large tree trimming projects, and of course any other projects that may be needed throughout the year.
We will keep you updated on these projects as we move through the year. All of this work allows us to keep PebbleCreek the premiere community that it is. I am proud of our operations team as they have faced many challenges through this past year. As I shared earlier, I am optimistic that 2024 will be a positive and productive year.
