Summer is upon us and we’ve had some pretty good temperatures so far. Many of you will be getting away for at least a short time this summer, so please travel safely. This is the time of the year that we do many of our planned projects and we have many either underway or just beginning, so I wanted to provide an update in my message this month.

Tuscany Falls West Golf Course Grass Replacement:

This project has been going on for a little over a month. We have finished “floating” 14 of the 18 greens and all fairways are ready for grass. Sodding of the transition area between the greens grass and fairway grass will start this week. Once they are completed with the sodding, sprigging of the greens will begin towards the end of the week. When the greens are complete, they will start the sprigging of the fairways. Complete grassing should be finished within 2-3 weeks. Once the grass is installed, it is just a matter of growing it in. Irrigation will be going throughout the day to keep the sprigs moist until they can take root. The grow-in will take several months depending upon weather conditions and our plan is to open in the fall.

Street Light Replacement:

We received confirmation from Trane that product is starting to ship and we will be ready to start street light replacements on Monday, June 26. We will post a revised schedule of dates when they will be in your area of the community. The entire project should take about eight weeks to complete.

Roads:

Sunland Asphalt’s road work is coming to a close by the end of the month. The seal coating project is complete and all that remains is some repair and follow up work. If you see road work being done at this time, it is likely due to the Century Link/Quantum Fiber project. Crews are “potholing” the roads to run their new fiber underneath the road rather than in the property areas. Currently, they are filling these holes with temporary asphalt patches until they can get their road crew to come in to do final patch repairs. Representatives for this project expect the work to continue through August but caution that, as with any project of this scope and scale, it could be extended. They will be placing door hangers on homes prior to when their work will occur in the area. In addition, they have established a Construction Hotline at 602-357-5502, to field any questions or concerns that our residents may have. We will continue to update the community when we receive any information regarding this project.

Toscana’s Restaurant Renovation:

We are still in the contract process with Alston Construction and hope to have a final contract shortly. Once the contract is signed, we will be able to get a hard schedule of the renovation. We will update the community as soon as we receive a schedule and continue to regularly update on the progress of this project. Toscana’s is now completely closed and we are getting it emptied for construction to begin. All lounge operations have been moved over to Portofino in the Tuscany Clubhouse and it is now open for beverage and lunch service. There will be a rotating menu with Chef’s Specials created daily including a variety of appetizers, salads, entrees, and desserts. Be sure to come by to see what your new food and beverage options are for the summer. Portofino Lounge hours of operation are Monday through Friday, 10 a.m. to 5 p.m. and Saturday and Sunday, 10 a.m. to 4 p.m. Lunch is served daily from 10:30 a.m. until 3:30 p.m. We are also going to use the Chianti Dining Room as a “pop-up” dining option with some special dinner offerings throughout the summer. The finishing touches are being put on the planning and details will be out soon.

Creative Arts Expansion:

As was announced at the last HOA board meeting, the Creative Arts expansion project was not adopted to proceed at this time. Consideration of plans and design remain in progress and the Board will review at a later date.

As you can see, we have a lot of large projects going on this summer with outside vendors doing much of the work. We will continue to update the community on the progress of these projects via the HOA website at www.pebblecreekhoa.org and the Monday PebbleNews. Please check these areas frequently to get the latest information. We certainly appreciate your patience and understanding as these necessary projects take place. When all is said and done, PebbleCreek will remain the wonderful and beautiful community that it is.
