The dog days of summer are definitely upon us. We’ve had some active monsoons this year, but luckily not much flooding, and relatively minimal related damage to date. I am keeping my fingers crossed for the rest of the monsoon season. We still have a lot going on around the community, and this month I want to continue to update you on the progress of ongoing and upcoming projects.

Roadwork

All of the roadwork to take place the rest of this year will be on the Eagle’s Nest side of the community with patch repair beginning in late August/early September in sections of Units 21 and 24. PolyChip work will follow in September in Units 8 and 11, and finally our annual seal coat work will happen toward the end of September/early October. Seal coat work will take place in Units 3, 6, 9, 17, 20, and 24. From start to finish, the roadwork will take approximately six to eight weeks. We are still confirming precise dates with Sunland Asphalt.

Dog Park

The dog park is in good shape. A reminder that the park is closed all day on the first Wednesday of every month for maintenance, and all other Wednesdays from 10 a.m. to 2 p.m. for mowing. Gates will be locked during the maintenance periods so that people don’t disrupt the work, or get into areas that may have been recently fertilized. We are also adopting a procedure to close the dog park when we get a significant amount of rain and it is too muddy in the park. This will save damage to the turf and ground from both humans and pets. There will be a “Temporarily Closed” sign on the gate, and we will reopen the park as soon as it dries enough for usage. Two new benches will be installed in the park and we are replacing the shade covers on both sides as soon as the material arrives.

Tree Trimming

Palm tree trimming is complete except for the retention area at McDowell and Sarival, and the one outside of the softball field. The monsoons have made it too wet to get the big equipment in those areas right now. They have about two days of work once they can get back in. We will start some large tree trimming within select units this fall.

Golf Courses

All of the summer aerification projects on the golf courses have been completed. The weather is very good right now for the Bermuda grass, and it should fill in nicely before the overseed process begins in late September/early October.

Pools

The concrete work at the Eagle’s Nest pool has been completed and the handrails have all been replaced. We are awaiting scheduling of the Kool Deck repairs at both Eagle’s Nest and Tuscany Falls pools from our vendor, but hope to have it completed by the end of the month. We are still awaiting the arrival of a new accessible lift chair for the Eagle’s Nest pool that is on back-order and will be installed as soon as it arrives. Currently, there is a mobile accessible lift chair that can be used.

Sports Courts

We have completed the fencing and shade structure work at the Softball Field. Pickleball resurfacing will start on Monday, Aug. 15, and will be done in sections with courts 1-8, 9-12, and finally 13-16. The entirety of this project will take 6-8 weeks. We are still working with our vendor to schedule concrete work during this time. Shade structures have been ordered for tennis courts 11 and 12 and will be installed as soon as they arrive.

Tuscany Falls Clubhouse

Work is ongoing at the Tuscany Fall Clubhouse. Flooring should be completed this week, and painting and electrical work continues. We believe that we are on track to open the building on schedule. Once the building reopens there will be other improvements and replacements occurring throughout the rest of the year. The carpet tiles for the main hallway have not yet arrived, so there is temporary carpet being placed until the chosen carpet is received. The bathroom tiles also haven’t arrived so once we receive the material, we will schedule closures but will do one bathroom at a time so that we will not have to close the entire building again. Many of the light fixtures have not arrived but can be replaced without closures when received. Finally, some furniture and artwork is on order and will be replaced when it arrives. We hope the entire project will be completed before the holiday season and any disruptions will be minimal. Even though some work will be ongoing, we think the projects that will be complete upon reopening will make a big, positive impact.
