Summer is upon us and many of you will be getting away for at least a short time during these hot summer months. This is the time of year when our staff can take advantage of this relatively quieter time to do many of our planned major renovation, maintenance, and repair projects. Some issues we now face in a post-pandemic world include rising costs, materials being in short supply, and vendors with continued staff shortages and/or being too busy. And not new, but something that is impossible to predict and can be difficult, are unplanned failures of equipment. Even with these challenges, we have been able to accomplish several significant projects recently, and have several large projects scheduled for this summer.

Roadwork

We recently completed a full sealcoat of the Tuscany Falls parking lot and slurry seal of south Sarival Road and a section of Monte Vista Road. Upcoming roadwork includes a PolyChip treatment in two units in Eagle’s Nest, patch repair work throughout the community, and our regularly scheduled annual seal coating in select areas. This work will begin in August and run through the September timeframe.

Dog Park

The dog park has been re-sodded with Bermuda grass, concrete and granite improvements have been completed, and tree trimming is finished. We are still waiting on material to replace the two shade structures as well as more irrigation additions and repairs. The park has been reopened and is in good shape.

Tree Trimming

Palm tree trimming began in May and is ongoing throughout the next two months with the goal for trimming to be complete by Aug. 1. Work has been completed in the clubhouse areas and main roads, and crews are now working on the golf courses during the course closures and common areas within the neighborhoods. If they haven’t gotten to your area, please be patient as they will get there soon.

Golf Courses

The golf courses have begun their annual aerification projects, beginning with Tuscany Falls East, moving to Eagle’s Nest, and finishing with Tuscany Falls West. Each course will be closed for three weeks during their respective projects.

Bullard Wash

We completed maintenance and evaluation of our section of the Bullard Wash pipe. Our pipe is in good condition with only minor root intrusions that were removed during this project. You may have noticed several days of water in the wash while we worked in conjunction with the City of Goodyear to complete several miles of piping. The City of Goodyear did find some problems on their section of pipe and will communicate with us when they schedule their repairs. This will include the need for them to run water over the surface again.

Turf and Granite

We have replaced some grass areas with artificial turf at the Creative Arts Center, which looks great. AAA (our landscape contractor) has been contracted and has started a project to clean out silt and replace granite in a large retention area in Unit 48 just north of the walking path. This retention area was filled with silt during last summer’s large monsoon rains. This project will be completed within a few weeks and you will see a marked improvement in that area.

Future Projects This Year

We have quite a few upcoming projects not scheduled yet for this summer that consist of:

* Pool deck repairs at all of the pools, to include complete replacement of the pool deck at the Eagle’s Nest spa and lap pool area

* Resurface all pickleball courts; they will do that project in sections as to not close all of the courts at once

* Repair and add some fencing and shade structures at the softball field

* And finally, the large project for the summer is taking place in the Tuscany Falls Clubhouse, and will include the replacement of the tile floor throughout, the replacement of the lighting system and fixtures, and interior painting of the Tuscany Falls Clubhouse.

We are working with several different vendors for the TF Clubhouse project, and coordination and timing are imperative to complete this large project in a timely fashion. This project will require closing the building for a four-week period to complete these three major replacements. We have tentatively scheduled this to start in mid-July and run through mid-August during our least busy time of the year. We are still working with the vendors on exact dates. We will provide details on this project, and all others on the HOA website and in the Monday morning PebbleNews when we have confirmed schedules.

Keeping PebbleCreek well-maintained and in good condition is a daunting task for not only our facilities team, but for all staff, and something that we take very seriously. Timing and funding may delay some of the projects, but as you move about PebbleCreek, take time to recognize just how beautiful our buildings, roads, and amenities truly are. We appreciate your patience as some of these projects do disrupt our normal daily routine and, in some cases, we are at the mercy and schedule of our vendors. Before you know it, these projects will be completed and we will have much-improved facilities. For now, I hope you are enjoying the sunshine and wish you all a wonderful summer.
