We have moved into summer and I would like to share an update on several projects taking place throughout the community. These initiatives represent ongoing investments in our facilities, amenities, infrastructure and overall resident experience. Many of these projects were identified through our long-range planning process and are designed to maintain and enhance the quality of our community for years to come.
Palm Tree Trimming
Annual palm tree trimming has begun. Both clubhouse areas and pools have been completed. They are working their way down our main roads and then will begin in the individual unit common areas. Golf course palm trees will be trimmed during their respective summer closures. The project will likely go through the month of July, so please be patient if they haven’t gotten to your area yet; they will get there. AAA is the contract vendor using several sub-contractor crews to get the job done.
Dog Park Turf Improvement
The Dog Park will close from June 15 through July 15 to install new sod to the big dog side. In conjunction with this, we will also close the small dog side to recover the Bermuda grass that is already there. The big dog side became worn out again with extensive use during the winter months. This will help us establish a Bermuda grass base prior to overseeding in the fall for the upcoming winter season.
Golf Course Aerification
All three of the golf courses will undergo aerification of fairways, tees, and greens during the summer months. This process pulls cores out of the ground to help with compaction and to allow water and air to penetrate the soil for the health of the turf and to promote Bermuda grass growth. The crews will also work on other projects to include drainage improvements, sodding, and irrigation repairs. At Eagle’s Nest, we will also do concrete repair of the bridge that goes over the wash. Tuscany Falls East will close first from June 22 through July 12. Eagle’s Nest will close second from July 13 through Aug. 2. Finally, Tuscany Falls West will close from Aug. 3 through Aug. 24. Two courses will be available at all times during the closures.
Roadwork
Several different roadwork projects will be completed this summer. Crack seal and some patch repair has already been completed and we are currently underway with seal coating, mainly at the Tuscany side. Other significant procedures will include slurry seal of several units, mill and pave in select areas, and a drainage way repair in Unit 9. We will also be doing work at the softball field and bocce courts this summer to improve parking. These projects are expected to go through the month of July.
Fitness Center Refresh
Both fitness centers will be receiving a significant refresh. Eagle’s Nest will go first and be closed July 1 through July 31. All flooring will be replaced, new paint, new fans, new lighting, and a new check-in counter will be installed. Tuscany Falls will go second and close on Aug. 1 through the end of September. Flooring will be replaced in both the cardio and weight rooms along with new paint. There will also be replacement of some cardio equipment as well as extensive replacement of weight room equipment. We are excited to see the improvements of the fitness centers this fall. We appreciate the input from the Fitness team for this project.
Pools
We have been working on painting all of the pool cool decks, which is almost complete. Other pool projects this summer include the installation of a pergola at the Eagle’s Nest Pool that will take place from July 14 through July 19. This will close the pool for a week while work is being done. At the Tuscany Falls indoor pool, we will be draining the pool and cleaning the tile in conjunction with the Fitness Center closure. Finally, new heaters will be installed at the Tuscany Falls outdoor pool that should not require any closure.
Sports Courts/Softball
The sports courts and softball field will see some summer improvements as well. At the tennis courts, windscreens and nets will be replaced with new. At bocce, we are adding cart parking spaces and a sidewalk on the east side of the courts for better accessibility. Finally, at the softball field, we are increasing the asphalt parking area, replacing the roof on the building, and replacing screens and fences that have been damaged.
Miscellaneous
We are installing new shade structures at the Westwind Patio that will help keep the sun out of the patio area and restaurant during peak sun times. We are replacing all of the shades in the Eagle’s Nest Restaurant as well as the Creative Arts Center and new shades will be installed in the Palermo Room at Tuscany Falls Clubhouse. We will be refinishing the floors in the Creative Arts Center (CAC) and hope to replace the floor in the lobby area. This project will close the CAC for two weeks in August. Also, in the summer project plans are replacing the artificial turf at the Activities Center as well as removing some turf and adding landscape rocks to a drainage area at the Eagle’s Nest parking lot.
We appreciate your patience and understanding as this work is completed. While some projects may cause temporary inconveniences, each is an important part of maintaining the high standards our residents expect and deserve.
