October 21, 2015

John Kiekbusch/President/PCHOA, Nancy Wilson Smith/Vice President/PCHOA, Gregg Clymer/Vice President/PCHOA/Jack Sarsam/Treasurer/PCHOA and George Atwell/Secretary/PCHOA

Call to order and introductions by John Kiekbusch/President/PCHOA.

Motion by: Nancy Wilson Smith to approve the proposed draft of the June 17, 2015, Board of Directors meeting minutes, seconded by Gregg Clymer. Unanimously approved.

Bill Barnard/General Manager Report: GM Report was presented by Mr. Barnard and will be available for viewing on the PCHOA website pebblecreekhoa.org>governance>HOABoard. Copies of this report will be available upon request.

Marion Moskal/Finance Operations Manager Report: The finance report will be available for viewing on the PCHOA website pebblecreekhoa.org>governance>HOA Board and copies upon request.

Jason Whitehill/Director of Golf: Mr. Whitehill, in conjunction with the Strategic Planning Committee golf survey and the Golf Fee Focus group, presented four (4) new modifications to the current rate structure. – There will be no increase in 2016 golf rates.

* PebbleCreek Punch Card – 10 for $500

* All PebbleCreek homeowner 10% discount off all clothing items 365/24/7 (year round)

* Refund Policy

PebbleCreek Annual Golf Fee Plan-Rules & Regulation changes and the PC Annual Golf Fee Plan may be viewed on the PCHOA website pebblecreekhoa.org>governance>HOA Board.

Question from: Steve Harper/Resident – Are the nine hole golf fees exactly half of the 18 hole fees?

Reply from Mr. Whitehill: The fees for individuals playing nine holes of golf are slightly more than half the 18 hole rate. However for nine hole league play they are exactly half the 18 hole fee.

Motion by: Gregg Clymer to accept the 2016 Proposed Golf Fees, seconded by Nancy Wilson Smith. Jack Sarsam asked if this included accepting all the other items as well as keeping the golf fees the same as for 2015. The Board responded yes and the motion was unanimously approved.

2016 Election Committee report/recommendation: Nancy Wilson Smith read the report from the Chairman of the Election Committee/Gordon Seaman. Only one candidate notified the committee of interest in running for the upcoming Board position, Ms. Sherry Gonzales. All protocols specified by the Board for recruiting interested homeowner candidates were met, including multiple public announcements and articles in the various PebbleCreek communication places. The Elections Committee stands ready to conduct an election but, given the above, it is our recommendation that the Board waive an upcoming election and appoint Ms. Gonzales to the vacating position.

Motion made by: Nancy Wilson Smith to waive the election and accept the recommendation made by the Election Committee and appoint Ms. Sherry Gonzales to the Board, seconded by Gregg Clymer. Unanimously approved.

Proposed new members to the following committees: Creative Arts/Hope Ewest and to Unit Reps. Unit 53 Sandy Stephens to replace Rosalie Pyle. Both in good standing with the PCHOA.

Motion by Nancy Wilson Smith to accept the proposed new members, seconded by Gregg Clymer. Unanimously approved.

Director Comments:

George Atwell: Thank you all for coming out on this cool and rainy day. I look forward to a busy Food & Beverage season and enjoy working with Melissa Gonzales. I hope you will enjoy this special time in Food & Beverage.

Nancy Wilson Smith: Thank you for your interest in attending the Board meeting today. This is a good crowd. It is important that homeowners understand the HOA issues and how they are being addressed. My four year term on the Board is ending at the end of this year and I couldn’t be more pleased that someone of the caliber of Sherry Gonzales is coming on as the new Director. Sherry’s business background and her experience in serving as Unit Rep Chair for two years, Chair of the Strategic Planning Committee this year, member of the Rules Committee and so many other special projects for the HOA more than qualify her to easily step in as a Director. The Board strives to keep PebbleCreek a premier community. Thank you again for attending.

Gregg Clymer: I started today at 9:00 a.m. with the Committee Chairs meeting. We could not possibly run this community without volunteers. I thank them for all their hard work with the Board. Thanks, Nancy, for your service and I expect there will be many thanks before you leave. I noticed that you have already signed up for a committee so I expect to see you around.

Jack Sarsam: It really is nice to see a crowd here for this meeting. I thank Sherry for giving up her freedom for the next few years and I thank Nancy for her service.

John Kiekbusch: Thank you for coming this morning. Most of us have had some time away during the summer, but the HOA has been right here and very busy, working on a variety of projects to keep our community beautiful. Some people have claimed the HOA doesn’t do anything unless it’s forced to. That is not the case. We have an excellent Board and we are very much involved in our community. We try to be proactive in identifying and meeting challenges, but things usually don’t happen overnight. It takes planning, budgeting, contracting and hiring quality contractors to get things done right! Serving as a HOA committee volunteer provides insight into how our HOA operates. I encourage you to consider signing up. Again, thanks to all for your support of our HOA.

Motion to adjourn by Gregg Clymer, seconded by Nancy Wilson Smith. Unanimously approved.
