Reasons Why Residents Should Vote for Me:
Having served on the PebbleCreek HOA board since March of 2021, my participation on the board has confirmed my expectations about the challenges of governing PebbleCreek. Our community is essentially a small town, facing many of the same operating issues and challenges of any small town. I believe my background offers a wide range of applicable experience to help address these challenges.
Throughout my military and federal government career, I have held numerous leadership roles for large organizations and government installations, which included up to 18,000 personnel, $6 billion in infrastructure, $1 billion in annual budget and 480 square miles of property. Most recently, as the director of mission support for one of NASA’s research centers, I was the management authority for an annual operating budget of over $80 million and directed services in support of an 1,100-person workforce and 870-acre flight research complex. Those services included contracting, facilities maintenance and engineering, human resources, security, logistics, medical support, public affairs and internal audits. I routinely managed and prioritized business requirements and operations within a finite budget. While in this role, I also served as a principal member of NASA’s strategic planning team that developed a multi-year organizational realignment to streamline business services and reduce budget costs within the $3 billion annual mission support budget and across NASA’s nine research and space flight centers in support of the agency’s 17,000 employees and 60,000 contractors.
As we approach transition to a homeowner-controlled community, the HOA board will be faced with many decisions and choices regarding PebbleCreek’s future operations and management. I believe my experience with the restructuring of major organizations, such as the NASA example mentioned above or the consolidation of four major Air Force flight test bases under a single headquarters, will benefit the HOA board’s transition deliberations and decision making. Despite an organization’s size or complexity, I have found that the fundamental elements of problem solving remain constant and, if followed, can guide any organization to a successful result.
Regardless of today’s or tomorrow’s issues, my guiding principles always will be to maintain and, wherever possible, improve the quality of life for the PebbleCreek community and its homeowners. I sincerely appreciate your consideration for this important community position, and, if elected, I will do my utmost to be a good steward of your trust.

Priorities & Goals for the PebbleCreek Board of Directors in 2024:
I believe many of the CCR’s should be relaxed now that Robson Properties will definitely sell out all existing and future lots. CCR’s were initiated by land owners, speculators, developers, and real estate executives in order to present properties in a pristine fashion to lure prospective buyers. I believe we can maintain the quality lifestyle of PebbleCreek by maintaining useful rules and changing or eliminating useless ones, all done by a vote of the community not solely by the board and committees.
Reasons Why Residents Should Vote for Me:
I think you should vote for me because I would bring a new thought process to the board. I think the existing board does an excellent job but also believe you need to add new blood to the process from time to time. As an example I will use a statement from a member of the Rules Committee of which I was unaware. She had said during a meeting I attended that she would like to put up a wind chime but isn’t allowed! Personally I would not want a neighbor who is opposed to wind chimes of all things. Who knew they weren’t permitted? This is typical of the type of rule which I find absolutely ridiculous but, if by a vote of the community I find a majority prefers not to have them then I would, of course, endorse that decision even though I do not agree. I am also concerned about the cost of dues constantly rising. I know the cost of everything’s going up, but I (aside from inflationary prices) it looks to me that prices are rising faster than the ratio of new owners to the maintenance areas they create. I also believe the cost of golf is too high for residents. I do not pretend to know all the inner workings of what I have mentioned, but as a board member I would investigate and offer my perspective to these and other items I have in mind.
