If you’ve been in Phoenix for a few years, you start to get used to the hot summers, but many of us will try to get away for at least a short time during the summer months at the height of the heat. For our facilities team, this is a good time to do many of the major renovation, maintenance and repair projects. Contractors, suppliers and vendors tend to be more available during this time of the year.
Planning for any given year begins the prior year during the budget process when the HOA directors will prepare for all anticipated special projects for the upcoming year. For the facilities team, led by Greg Fausto, this means literally hundreds of projects to plan for. The long-range plan is the major tool to guide our yearly project planning, but Greg’s team must remain agile and take care of other items that may have broken or failed unexpectedly. Greg works closely with his team, the finance department and a wide variety of vendors and service providers to execute the many projects done year-round, but they work especially hard during these summer months when much of the planned work is scheduled to happen.
Major renovations and projects already completed include the EN Fitness Center renovation, renovation of the administrative offices in the Activities Building, asphalt crack repair, patching and polychip surface repair in unit 6, the replacement of A/C units at the Eagle’s Nest Clubhouse, the replacement of the sound system in the EN Clubhouse, numerous sidewalk repairs throughout the community, Tuscany Clubhouse fire alarm replacement and Creative Arts lighting replacement. Projects in process include select tennis court resurfacing, fence painting and wind screen replacement, renovation of room 108 of the Activities Building for patrol offices, street sign replacement at the Tuscany side and replacement of interior furniture and artwork in the EN Clubhouse. Projects happening later this summer include wood resurfacing at both EN and Tuscany Clubhouses, EN pool cool deck replacement and Eagle’s Nest asphalt seal coat project. Undoubtedly, there will be numerous unplanned repairs and maintenance that will need to get accomplished this summer as well.
