Summer is here and, once again, we are experiencing record-breaking heat. June made history as the hottest June on record in Phoenix and at the time of writing this message, July is starting out breaking daily heat records as well. If you are braving the heat outdoors, please stay hydrated and safe. This is also the time of year that we try to accomplish many projects, and I want to share with you what we have been working on this summer. Please keep in mind that by the time you read this here in the PebbleCreek Post, some of these things may have already taken place due to publication submission deadlines.
Roadwork
We have several road projects this summer. The first project is replacing a section of road in Unit 53 near gate 8 on Coronado Road. Work will begin in July to remove and replace the asphalt. The schedule and map of work to be done has been posted on the HOA website and emailed to those affected. We are also doing road replacement in Unit 23. In addition, we will do road replacement on Clubhouse Drive from the Tuscany Falls main gate guard house through to the sales center on the westbound lane, a long stretch of road. We will also do crack seal and sealcoat work in sections of Units 49B, 60, and 61. Those timelines haven’t been finalized yet but we’ll put out communication when we get them scheduled.
EN Lounge/Bar Flooring
We are replacing the old wood flooring at the Eagle’s Nest Lounge/Bar area. This project is scheduled to be over a four-day period beginning in mid-July. In addition to installing new tile throughout the lounge area, the crew will also epoxy coat the service area behind the bar. During this time, a portable bar will be set up to serve the needs of the customers in the restaurant, however, please note that there will be no draft beer available during this time, only bottled and canned. This closure should not impact the dining room, and the hostess will be set up to take you into the restaurant through the alcove area by the ballroom.
Palm Tree Trimming
Palm tree trimming is ongoing throughout the property. The main roads, clubhouses, pools, Tuscany Falls East golf course, and some common areas have been completed. They are currently working at the Eagle’s Nest golf course and will move back to the Tuscany common areas and Tuscany Falls West golf course in the next few weeks. We hope to have the project completed by the first week in August.
Golf Course Aerification
The Tuscany Falls East golf course is completing its summer aerification and the project is going well. Not only are we aerifying, we are doing drainage work, desert work, palm tree trimming, and some sodding while we are closed. Eagle’s Nest was next in mid-July for three weeks and we will finish with Tuscany Falls West in early August, closed for two weeks. Believe it or not, the heat and humidity is good for our summer Bermuda grass growth and you should see great improvement when the courses reopen. Tuscany Falls West is already in great grass condition as they didn’t have to go through the winter-to-summer grass transition.
Gate 6 Damage
Gate 6 was damaged by a vendor entering through the exit side in a hurry to get to their customer. He was detained and will be held accountable for the repairs. There was damage to the gate leafs, hinges, and one operator motor. Parts have been ordered and the gate leafs must be fabricated as they are a custom piece, which may take a few weeks to build. Our team has been able to get the gate temporarily working, but we are not sure how long that will last. We will do our best to keep it functional as long as we can. Communication will be sent out regarding the status of that gate as it changes.
Painting Projects
The facilities team has completed several large painting projects to include the painting of the interior common wall down the 303 from McDowell to Indian School Road. They have also completed the ramada at Sunrise Park, the softball field building, the softball restrooms, the Tuscany Falls main gate guard house, and are currently working on the pickleball ramada at the central courts. They will finish by painting the interior of the Tuscany Falls guard house.
Shade Structures
We are replacing the shade covering at the softball field as well as installing a permanent shade structure at the North Pickleball Courts. The structure has been completed and we are awaiting the shade material to complete both projects. It has been ordered and will be installed as soon as it arrives.
Tavern Renovation
Construction is ongoing at the new restaurant. Exterior windows and doors have been installed, a new patio has been poured, and four new walk-in coolers were installed. Plumbing work is over 90% complete with some work to be finished in the kitchen area, and electrical is still ongoing and should be complete within two weeks for final inspection. Drywall will begin on areas that have already been inspected. Landscaping work within the courtyard and behind the building should also begin this month. The latest video tour with Frank Datzer was done and is on the HOA website. We are still planning on a fall opening and will continue communication and videos as we get further into the project.
