Behind the Board: Info and Insights
Susan Knox Wilson
* Are you interested in learning more about the duties and responsibilities of an HOA board member?
* Are you interested in learning more about who makes a great HOA board candidate?
* Are you interested in learning why you should consider running for the HOA board?
If you answered YES to any of these questions, you are invited to attend a very special panel discussion on Wednesday, July 23, from 3 to 4:30 p.m., in the Tuscany Falls Ballroom.
We’ve assembled an impressive panel of experts to share their insights and answer your questions, including:
John Cohn, current HOA Board Vice President
Jack Gregory, current HOA Board President
Bob Paine, HOA Board member 2021 through 2024
Nancy Wilson Smith, HOA Board member 2012 through 2015
John Dale, Rules Compliance Committee Chair
Bill Barnard, PebbleCreek Golf Resort General Manager
Cliff Crooks, Election Committee Chair, will moderate the discussion.
“With the transition from developer to homeowner control expected to take place in 2027, we will need more residents who are willing to serve our community either on the board or on one of the HOA committees,” noted Board Vice President John Cohn. “We’re hoping this special event will provide the information—and inspiration—that will encourage homeowners to step up. We can’t emphasize enough the importance of finding people willing to serve and help ensure that we maintain our premier community.”
This special event is offered free of charge, but registration in advance is requested. To register, email Maria Datzer at PCBoardInsights@icloud.com.
If you have questions you’d like the panel to address, please submit them to PCBoardInsights@icloud.com.
Seeking Candidates for the 2025 HOA Board Election
Susan Knox Wilson
The PebbleCreek Homeowners Association (PCHOA) Election Committee is seeking candidates interested in running for PebbleCreek’s board of directors this fall. The volunteer position is for a two-year term beginning Jan. 1, 2026.
“Our board election is an important event every year,” noted John Cohn, PCHOA board vice president, “but perhaps more so this year than ever before. Our developer, Robson Communities Inc. (RCI), has said that they intend to turn over control of the HOA to the homeowners in 2027—so the person we elect this fall will be at the negotiating table next year, helping to finalize the transition process, and then making sure the transition goes smoothly in 2027.”
Two years ago, the Election Committee created an online form for candidates interested in running for PebbleCreek’s board of directors. The online form makes it easier for candidates to declare their intent to run. The online form can be found on the Election Committee page in the HOA Board>Committee tab on the PCHOA website: pebblecreekhoa.org.
In addition to completing the form, candidates must be homeowners in good standing and available to attend HOA board and committee meetings. A director’s duties and responsibilities are described in Article V Section 2 of PebbleCreek’s CC&Rs, which are posted on the PCHOA website.
Interested candidates must submit their intent to run no later than 3 p.m. on Friday, Aug. 22. Candidates who prefer completing a paper form can get one from the Eagle’s Nest Resident and Guest Services desk.
In addition to the online form, the following documents can be found on the Election Committee website:
* Election Information for 2025
* Important Election Dates for 2025
* Resources for Self-Study regarding PebbleCreek
* HOA Organization Chart
Candidates will receive more election details, including deadlines and processes for candidates’ publishing their own publicity in the monthly PebbleCreek Post and weekly online PebbleNews.
Other important dates for candidates are:
* Wednesday, Aug. 27—Candidates briefing with Election Committee 10 a.m. to noon
* Wednesday, Sept. 24—Meet the Candidates Forums, 10 a.m. to noon and 6 to 8 p.m., Tuscany Falls Ballroom
* Online voting is Oct. 6 through Oct. 17
