PebbleCreek Homeowners’ Association Board of Directors Meeting

Wednesday, December 16, 2015; Tuscany Falls Ballroom; 11:00 a.m.

Present: John Kiekbusch/President/PCHOA, Nancy Wilson Smith/Vice-President/PCHOA, Gregg Clymer/Vice President/PCHOA, Jack Sarsam/Treasurer/PCHOA and George Atwell/Secretary/PCHOA

Call to order and introductions by John Kiekbusch/President/PCHOA

Motion by Nancy Wilson Smith to approve the proposed draft of the November 18, 2015, Board of Directors meeting minutes, seconded by Gregg Clymer. Unanimously approved.

Bill Barnard/General Manager Report: GM report was presented by Mr. Barnard and will be available for viewing on the PCHOA website pebblecreekhoa.org>HOA Board. Copies of the report will be available upon request.

Employee of the Month acknowledgement: Todd Drazkowski/Golf Maintenance. John Kiekbusch read the nominating statement from Paul McGinnis/Director of Golf Maintenance. “I would like to nominate Todd Drazkowski for Employee of the Month. Todd has been with us since August and works on the Eagle’s Nest Golf Course desert landscape crew. He has made an incredible difference in the overall quality and condition of the desert areas all around the Eagle’s Nest course. He has been an example and leader to the staff that works with him and takes great pride in his work. Darren Johnson and Ron Sawyer join with me in highly recommending Todd for this recognition.” Mr. Kiekbusch presented Todd with the Employee of the Month certificate.

Marion Moskal/Finance Operations Manager Report: The finance report will be available for viewing on the PCHOA website prebblecreekhoa.org>HOA Board. Copies of the report will be available upon request.

Proposed dissolution of the Unit Representative Committee: Gregg Clymer stated that only 2/3 of the units have a Representative; therefore, in light of other communication sources, i.e. PebbleCreek Post, website, etc., it is time for a change. Additionally, they have been searching for a Chair to no avail. Motion by Gregg Clymer to accept the proposed dissolution of the Unit Representative Committee, seconded by Nancy Wilson Smith. Unanimously approved.

Jack Sarsam: I wonder if enough information had been given to the committee and the homeowners that we were looking for a Chair as well as Reps. Gregg Clymer: The information was in the PebbleCreek Post as well as the minutes of meetings, which are posted on the website. Further, the Representatives feel it is time. I have also stated at the Unit Representatives meeting that I have committed to having HOA 101 meetings three times a year to explain how the HOA works.

Proposed 2016 Committee Volunteer listing: Motion by: Nancy Wilson Smith to approve the proposed 2016 Committee Volunteer listing (as presented by the Administrator), seconded by Gregg Clymer. Unanimously approved.

Proposed by the Rules Committee: (2) new club applications and By-laws. (1) Flair Friendship Club of PebbleCreek, (2) PebbleCreek Stock Club. Nancy Wilson Smith stated that she would like more clarity regarding the purpose of the club before approval and asked that it be deferred. Motion by Nancy Wilson Smith to accept the application of the PebbleCreek Stock Club, seconded by Gregg Clymer. Unanimously approved.

John Kiekbusch stated that homeowners had requested that Resident Comments be allowed prior to adjournment.

Questions/Comments:

Alan and Kate Krob stated how much they appreciated the investment in the new fitness facility.

Linda Wyman congratulated John Singleton/Director of Community Services for the traffic control at the four-way stop at the Eagle’s Nest Clubhouse Drive and Clubhouse/Robson Circle.

Director Comments:

Jack Sarsam: Thank you to all the employees for their hard work. PebbleCreek has a valuable staff, as well as volunteers, all of whom make PebbleCreek a special place. Sorry to see the Unit Reps program dissolved. “You have a great board in this community.” Thank you, Nancy, for all your hard work and welcome to Sherry Gonzales as the incoming Board member.

Gregg Clymer: Thank you for coming. I met with committee chairs this morning and thanked them for their service. I wish you a safe and happy holiday and a great new year.”

George Atwell: I have watched this community grow and grow over the past 15 years. “Thank you to the staff and volunteers.”

Nancy Wilson Smith: This is my last Board meeting as a director. Under the direction of our President John Kiekbusch this board has accomplished a lot to move the community forward. When I ran for office four years ago, my goal was to improve and open communications between the HOA and the residents. We created a Director of Communication position to coordinate all HOA communications for consistency in messages that is channeled to our various communications outlets the website, PebbleNews, our weekly three newsletter and Pebble TV. We also have specialty newsletters, such as Golf Blast. In addition, the Board hired a General Manager to bring professionalism and continuity to our property management. We created a Strategic Planning Committee to study and make recommendations about sustainability for maintaining a premier community. The community can feel comfortable knowing that the HOA Board has its best interest in mind – remember, we live here, too. We want our property values to continue to grow; we want to live in a safe and top-notch community. The Board is aware of the issues and finds the right people among us to help solve the problems. With Sherry Gonzales coming on the Board to work with John Kiekbusch and Gregg Clymer, George Atwell and Jack Sarsam, there will be a continuity of goals and objectives. One more piece of business; there is an important vote coming up in February to modify the CC&R’s to allow for the collection of a fee from buyers of resale properties to put in our reserve fund. This reserve fee will help to supplement the expenses needed to maintain our community. While we hope that all will vote yes, it is important that every homeowner vote as we need 50% plus one of all homeowners to vote yes to pass the amendment to the CC&R’s. You will hear more about this at the January Community Forums. I want to thank the community for the opportunity to represent you on the Board for the past four years.”

John Kiekbusch: “Thank you, Nancy.” You have done a terrific job as a Board member. Thank you all for coming. Merry Christmas, Happy New Year; we wish you all a safe and happy holiday season.

Motion by Gregg Clymer to adjourn, seconded by Nancy Wilson Smith. Unanimously approved.
