Why I’m Running…Again

It has been my privilege to serve our community as a member of the PebbleCreek Homeowners Association Board of Directors for the past four and a half years. During that time, our community has seen much activity: renovations of Tuscany Falls Clubhouse and Westwind Tavern, conversion of Tuscany Falls West Golf Course to more drought-tolerant turf, addition of 16 new pickleball courts, conversion of our streetlights to energysaving LED technology, addition of higher resolution security cameras at our remote gates, and road repaving at the main entrances of both Eagle’s Nest and Tuscany Falls, to name a few.

In addition to also investigating and responding to issues beyond our walls, such as the proposed-but-defeated Circle K high-speed diesel fueling operation, odors from the Fairlife milk plant and traffic noise from Loop 303, I have answered hundreds upon hundreds of homeowner inquiries on an untold number of topics. Although not every question or request can be fully satisfied, I believe those who have asked and received answers from me will agree that their inquiry was fully investigated and my response was thoroughly explained.

And with that, I should feel satisfied I have done my part to keep PebbleCreek a great place to live and play. However, I would be leaving unfinished work, and I feel a responsibility to see it to completion. And that work is…Transition. Governance of the PebbleCreek Homeowners Association will transfer from the developer to a wholly homeowner-elected board of directors not later than Sept. 21, 2027, and possibly as early as Jan. 1, 2027. The most obvious change for most homeowners will be the installation of a five-person board of homeowners. However, as Robson Communities, Inc. (RCI), relinquishes control of the board, it also ceases to provide a host of services (e.g., financial, human resources, information technology, etc.) that must be replaced to ensure no interruption to the operation of the association.

Since its formation in the summer of 2021, I have partnered with the members of the Transition Advisory Group to investigate the transition experiences of other associations, to explore possible methods and sources for replacing RCI’s service support and to examine the legal and practical implications for operating a post-transition association. I feel a deep responsibility to see this effort through to its goal of a successful and seamless transition, and to that end, I sincerely ask for your vote.
