Howard Atkinson

I am pleased to announce my candidacy for the PebbleCreek Homeowners Association Board of Directors. My wife, Pat, and I have lived in PebbleCreek since 2002.

Professional and Non Profit Experience

As a CPA and Audit Partner with Ernst & Young and Chief Risk Officer for three banks, I had the opportunity to work locally and internationally on a variety of complex projects. My skills in leading and coaching team members toward solutions are ideally suited for HOA management.

I have held several non-profit Board positions, including the first President of an HOA. I led the developer transition for the HOA and negotiated several common area cost savings improvements.

PebbleCreek Involvement

As a member of the Investment Advisory Group, I helped develop new strategies to substantially increase our Reserve Fund income. Furthermore, I was project leader for the first independent Reserve Study completed this year. In these roles, I developed rapport with the Board and the PebbleCreek staff, gaining valuable knowledge of the management of our community. This March I was appointed to the Advisory Council of the Board.

I’m also a member of several clubs, including the Men’s Golf Association.

My Stance on Current Issues

Developer Transition – In a few short years we will transition control from Robson to our homeowners association. We will be faced with several financial, legal and community asset issues where I can lend my expertise. I recommend establishing a Board Transition Committee to start this process.

Property Resale Fee – This issue was raised in 2016 and tabled. Now that we have the Reserve Study, it’s time to further explore the Resale Fee as a new source of income. This fee will establish a Capital Improvement Fund for new structures, additions and other improvements and help to maintain our lifestyle.

Homeowners Concerns: I’m always amazed by the talented individuals within our community. I will listen to your input and ideas for continuing to make PebbleCreek a superb place to live.

Life Style: PebbleCreek Golf Resort is an exceptional active adult community with a lifestyle we enjoy. PebbleCreek is special and I will work to keep it special.

Fiscal Responsibility: With growth comes the need to provide new facilities while maintaining the aesthetic excellence we currently enjoy. I will ensure our fiscal planning accommodates the growth in spending, while enhancing revenues and producing cost savings and efficiencies.

Leadership: As a leader I have developed a cooperative style built on mutual respect, listening to different points of view and working toward a common goal.

Larry Heinz

My name is Larry Heinz and I am running for the vacant position of the PebbleCreek HOA Board of Directors. My wife and I have been residents of PebbleCreek for two years and have enjoyed our interactions with many of the residents here as well as the workings of the HOA Board as interested homeowners. I feel it is now time for me to get involved in my community.

After serving seven years in the United States Air Force and two tours in Vietnam specializing in squadron and air operations, I received my Bachelor of Arts in Education degree from Eastern Washington University in 1981. I also hold a Master’s degree in Education specializing in supervision and leadership from the University of Portland.

I am a retired high school teacher of 31 years from Washington State and am currently substitute teaching in the Agua Fria Union High School District, primarily at Millennium and Desert Edge High Schools in Goodyear. My teaching curriculum area was World, United States and Washington State Histories along with economics. During my teaching career, I was also the head baseball coach at Rochester High School. I had the honor of being selected as the Washington State Baseball coach of the year in 1994 and was also inducted into the Washington State Baseball Coaches Hall of Fame in 2005. During my career I also served on and chaired numerous professional and educational committees.

Being a very personable, friendly and outgoing individual who truly enjoys people and working with them is one of my better attributes. Listening is one of the qualities that I possess and a belief in action and not idle talk when it comes to problem solving is essential. I have the energy and a fresh approach to the issues we face here at PebbleCreek and would love to be your advocate and representative as we move forward. Thank you!

Bob Paine

I am humbled to offer my name for consideration for election to the PebbleCreek HOA Board of Directors.

My wife Donna and I moved to PebbleCreek in December of 2006 and since retiring in 2014, I have been committed to doing my part in making this a great community. We are proud and fortunate to live in such a beautiful area and interact each day with the wonderful citizens of PebbleCreek.

Prior to retirement, the majority of my career was spent in restaurant marketing and general management positions at companies including Pizza Hut, IHOP, DQ and Papa John’s. I also served as Director of Marketing for the Arizona Lottery and as Senior Vice President for Jiffy Lube’s largest franchise group. Working for great companies like Pepsico and Berkshire Hathaway taught me the value of leadership, teamwork and the need to hear all voices in setting goals, solving problems and creating opportunities.

In 2015, I joined the PebbleCreek Strategic Planning Committee as a homeowner volunteer and served as the Chair of the SPC the following year. During this period, I gained invaluable learning from leading the committee’s study of the Food and Beverage business and completing a full year study of PebbleCreek Facilities and Grounds. I took an active leadership position in the campaign to institute the Buyer Resale Fee (which I strongly supported then and now) and chaired the community meetings as well as making numerous presentations to PebbleCreek groups.

In addition to my work in the PebbleCreek community, I also serve as a Junior Achievement volunteer teacher at St. John Vianney Elementary School and Millennium High School in Goodyear and in 2016 completed a five year term on the Junior Achievement of Arizona Board of Directors. I am also a graduate of the City of Goodyear Citizens Academy.

I believe the role of the Board is simple and straightforward; the HOA should empower the property directors and managers to operate the HOA as a business and hold them accountable for that performance. Similarly, Board members are accountable to the homeowners of the community. The Board should provide leadership and direction to the management team and support them with tools, strategies and culture that make a business excel. The Board needs to lead the way in communicating with all residents. I believe I can offer fresh ideas to help the Board and RCI continue to grow the property and most importantly, I believe that my calm and inclusive manner would be a valuable asset to the community.
